http://www.landquest.com/detailmain.aspx?propid=17216 10 acres, water rights on the creek, lots of timber (and firewood salvage on BC Crown land nearby) off grid. Solar with deep cycle battery and LED lights. Composting toilet. Secondary building (workshop? ), near major fishing lakes, and a few hours drive (May-Sep) on Forest Service Roads to Pemberton BC. Winter is snowmobile access only. Near the world famous HURLEY FSR .....4x4 heaven. close to two or three other properties , not close enough to be a nuisance, but close enough to help each other out if needed. only $468 CDN $$ property taxes yearly. No services. Trash would have to be burned. (not an issue) . Water is free. Solar is free year round. Deep cycle batteries and LED lighting is cheap. Firewood is physical in taxes and has a warmth like no other and is FREE, except for labor. I pay $3000 plus in property taxes a year here in Vancouver for a 550 sq apt. Plus $300 a month Strata fees, Electricity $2000+ a year, water bill $1000 a year, etc....... now....its off grid, way off grid.....work? what work? not going to commute on rough summer only FSRs for 100+ KM one way to get to work.... thats the issue..... but maybe a campground? need to convince the guardians of my apt holdings that i want out of vancouver..... perfect size for two house panthers and me. i like the long parked old Mercury truck on the neighbours side...fixable perfect property for a 6x6 deuce. Loads of fish and game nearby. already has a proper backyard campfire setup... chained off driveway.....nice...just need some No trespassing signs this would be considered very very rural BC. No Emergency Services for minimum 5- 10 hours, no garbage, sewer, electricity ,no cell service. I would have to get a Ham Radio , and a SAT phone for emergency. On your own for fire fighting, First Aid, Police issues. I know this area very well. Have spent a LOT of time over the years driving the FSR's, fishing Carpenter lake, going to Lilloet, Gold Bridge etc.
This place looks like a damn good fit bud. I like it. What would your yearly expenses be? Work might not be a big issue if you don't need much to get by.
Big one would be food and vehicle fuel, insurance on both property and vehicle. Id need to buy a snowmobile for winter driving.....the Hurley FSR gets snowed in about 4 feet every year. Oct to May.
I do not see the solar but I suggest you buy immediately. I grouse hunt once a year in NH in a similar arrangement and it is the best 2 weeks of the year. Some days I see as many moose as I see grouse and the evenings are spectacular. Since I have a wife and children with many children the 2 weeks are about all I can fit in but I do look forward to the time each year. BUY
Looks like the dream. You could rent out a camping portion during travel friendly seasons to supplement your income, but that would require people coming to you, which kinda defeats the purpose of moving far away from the two leggers.
Go for it, the misses and I were pulling in the driveway to put dream property the other week and it went under contract.
I'm confused on what your plans were for work. Looks like a sweet spot, but inconvenient as hell as a primary house.
What's it like in Canada and the U.S. to get a mortgage on this sort of thing? In the U.K. It's pretty hard to get property and lot of young people are struggling to get their first mortgage. Just wondering if that the same or different on the other side of the pond.
absofrickenlutley this is the perfect indeed....want to go halfers... couldn't be a more perfect property honestly
I can't speak for Canada, but in the US my wife and I bought our place about 10 years ago. It was almost too easy. The economy and housing market were in rougher shape than they are at the present. But we were in our early 20's and found the whole process pretty simple, just a bit of pen pushing really. It's a little scary to me, thinking about the debt you could rack up in a pen stroke.
Sounds a lot easier then here! I agree with how scary the amount you owe is. In reality it's not that much different then paying rent each month but sure feels like it when you see the whole amount you owe the bank!
